Property and Partially Built Microbrewery, Bar and Restaurant

This is an opportunity to purchase a 6.8 hectares (approximately) property located in the Marine Fields rural/residential estate located near Jurien Bay in the Shire of Dandaragan. The property is located approximately 11 kms south of Jurien Bay and 15 kms north of Cervantes - and is approximately 210 kms from Perth.

The Vendors have architect drawings, approvals and building plans to build a microbrewery, bar and restaurant with the building structure being partially complete. The Vendors have prepared a business plan/scoping document. All plans, approvals, logo designs, business name, research and other documentation relating to the microbrewery, bar and restaurant will be provided or transferred to the new owners.

The Vendors’ idea was to build a boutique microbrewery catering to the locals and tourists. Beyond the selling of beer they wanted to provide a relaxing environment where people could eat good food and enjoy the atmosphere of the coastal location and bushland and also offer light entertainment.

The “Great White Brewery” was designed around the Vendors’ requirements of being seen from the adjacent Indian Ocean Drive, and for the building to be an identifiable object based on the physicality of the shark, so would also attract attention of passing traffic.

The property was acquired during 2007 and the Vendors have advised that they have since incurred over $300,000 in developing the property. In addition to the direct costs, there has been considerable time spent by the Vendors on the Project.

The Vendors have invested a substantial amount of time, effort and expense into this project and would like to recover these costs. A new owner can benefit immediately from the work that has already been undertaken by the Vendors.
